Most new garage door installation calls we take in Renton start the same way - the door moved fine yesterday. That is normal. The components that fail are load-bearing, and load-bearing parts fail suddenly rather than gradually. Doing nothing is genuinely the right move here, which is not advice people are used to getting. A door that has already failed does not deteriorate sitting still; it deteriorates every time somebody presses the button to see whether it is still broken.

The one exception is getting a car out. Release the opener with the door fully closed, lift with your legs, and stop immediately if it feels heavy - heavy means the counterbalance is not working and the door will come back down on its own.

Before you call: four things you can look at

None of this involves touching anything under tension, and all of it makes the phone call shorter and the estimate more accurate. Two minutes in the garage with the door down is enough.

  1. Decide what the garage is forA store room and a workshop want different doors. Insulation is the specification that changes the room, and it is the one people regret skipping.
  2. Measure the openingWidth and height of the hole, not the door. Take it at two points each way in case the opening is out of square.
  3. Measure the backroomFrom the opening to the back wall. The door needs the height of the door plus roughly eighteen inches to sit on its horizontal track.
  4. Measure the headroomFrom the top of the opening to the ceiling or the nearest obstruction. Under about twelve inches means low-headroom track, and it is far better to know that now.

How to read a garage door quote

Three things are worth checking on any quote you get in Renton, ours included.

First, what cycle rating is the spring? A 10,000-cycle spring and a 25,000-cycle spring look identical on an invoice line that says 'spring'. The second costs a little more and lasts more than twice as long, and you are entitled to be told which one you are getting.

The old track can be reused.

Sometimes it physically can, and it is still the wrong call. Track is set plumb and square to the new door, and reusing track that has been running a different door for twenty years is where new-door noise complaints come from.

The opener has to be replaced too.

Only if it is near its age or already faulty. If it has years left, it stays - though changing it while the door is off costs almost nothing in extra labor, which is worth knowing before you decide.

All new doors are much the same.

Insulation is the difference you will actually notice. A non-insulated door is roughly R-0 to R-2; polystyrene-core around R-6 to R-9; polyurethane R-12 to R-18. The polyurethane doors are also stiffer and markedly quieter.

None of that is unique to Renton. It is simply what happens when a door is quoted over the phone by somebody who has not seen it, and it is the reason we do not give prices before a technician has stood in front of the door.

Asked on nearly every visit, and the answer is rarely the one people expect - most doors that look finished are not, and a few that look fine are.

What to use, and what to stop using

The most common thing we find on a badly maintained door in Renton is not neglect - it is the wrong product applied enthusiastically.

WD-40 is a water displacer and a solvent. Sprayed on hinges and rollers it strips the grease that was doing the job and leaves a film that attracts dust. It has a place on a garage door and that place is nowhere.

Grease on the track is the other one. The track is not a bearing surface - the rollers roll along it. Grease turns it into a grit collector that grinds the roller bearings out.
